Conveyancing is a legal process that takes place when you are buying or selling a property. It involves transferring the property ownership titles from one person to another. Therefore DIY conveyancing is essentially where you would complete this process yourself, without the help of a solicitor.
One of the biggest reasons that people consider DIY conveyancing is because they think they will save themselves lots of money. However, the reality is that the amount you would save is very little. The price that you would pay for conveyancing will of course vary based on location and if additional searches are required, but generally doing it yourself will only save you between £300 and £900. It is also important to note that the majority of lenders will insist that you use a conveyancing solicitor for your property transaction anyway to protect their interests.
However easy DIY conveyancing may seem, there is a lot more to the process than simply completing and sending forms. In most cases, there tend to be searches and other formal enquiries that need to take place before the transaction can complete. If they are not completed, or they are not done properly, problems can arise. Whilst some of these problems might be minor for example carrying out the wrong search and having to pay the fee again, other problems could be major such as misinterpreting the results of a search and buying an un-saleable property. In addition, depending on the type of transaction, there may be several legal and financial issues that must be addressed during the preparation of the documents that may not be included in the standard forms.
